We may at our option cancel your reservation via email if:
- the information you provide as a part of the application & reservation process turns out to be false; and/or
- you fail to meet student status requirement; and/or
- you fail to sign the Residential Tenancy Agreement when required; and/or
- you fail to pay Advance Rent and Bond by the specified due dates.
Cancellations Prior to Lease Commencement
The initial two(2) weeks advance deposit goes towards your first two weeks of rent and is non-refundable, except for circumstances under the No Visa No Pay Policy.
Cancellations After Lease Commencement
You will be required to sign a Residential Tenancy Agreement and/or Rooming House Agreement prior to arrival. Once the Residential Tenancy Agreement and/or Rooming House Agreement is signed, the terms and conditions of the Tenancy Agreement and/or Rooming House Agreement will then apply and supersede any other conditions of cancellation policy.
The Residential Tenancy Agreement/or Rooming House Agreement is a legally binding document, which if broken will incur penalties. Where a resident believes that they cannot stay in the apartment or continue to pay the Rent, they must notify Y Suites management in writing and complete a lease break form as soon as possible.
When considering prematurely terminating your Residential Tenancy Agreement/or Rooming House
Agreement, it is your responsibility to do the following:
- Continue to pay the rental payments for the remainder of the agreement or until the apartment is re-let plus a portion of the letting fee and advertisement fee (if you have nominated Y Suites to advertise for you), calculated according to the Residential Tenancies Tribunal formula.
- You may help in finding another suitable person, who needs to apply to Y Suites and have his or her application accepted by management, to take over your apartment
- A departure cleaning fee may apply if the apartment is not returned in the same or better condition to the owner
