You can cancel your contract up until 5 weeks prior to your contract start date. Please note, if you do cancel you will not receive a refund of your security deposit or any amounts paid for the room.

Have you been denied a visa? We'll cancel your contract and refund your money if you send us your documents within 48 hours of your visa being denied.

NO VISA GUARANTEE

If you do not obtain a visa before the start date of your Rental Agreement, we will cancel your agreement and refund any money you have paid. This will occur provided you submit the following supporting documentation within 48 hours of receiving the official confirmation:

Official proof of visa denial Written confirmation that you wish to cancel your reservation.

Have you not achieved the grades you need for the degree you want, and the university has withdrawn its offer? You may have the right to terminate your contract.

FIRST YEAR WARRANTY

If you're a prospective first-year student and the university/higher education institution withdraws your offer of a place because you don't meet the required entrance grades, you can opt for an exemption from your contract.

You can also cancel your contract if you are a prospective first-year undergraduate student and decide to transfer to another university because you exceeded the expected grades.

To request exemption from this contract in the circumstances mentioned above, you must provide us with a copy of:

A written letter of rejection from your chosen university/college or a screenshot of your upper secondary school (or equivalent) report card confirming that you haven't achieved the required results; or a copy of your admissions certificate from your new university/college for adjusting your results.

We must receive these documents within two business days of your results being published. Please email the documentation to your Residence Team. Once we receive the required documentation, it will be verified, and if we are satisfied, we will cancel your contract.
