Project Student Booking Cancellation Policy
You can cancel your booking with Project Student within 14 days of signing the Tenancy Agreement for a full refund of your deposit by emailing the Project Student team. This is the ‘14 day cooling-off period’.
For bookings made before 1st June 2025:
If you sign your Tenancy Agreement before 1st June 2025 and have not collected your keys, you can cancel with no penalty up until 1st June 2025 by emailing the Project Student team. You will receive a full refund of your £250 deposit, plus any rent paid. Your deposit may take up to 14 days to be refunded.
For bookings made on or after 1st June 2025:
If you sign your Tenancy Agreement on or after 1st June 2025 and haven’t collected your keys, you can cancel within the 14-day cooling-off period by emailing the Project Student team. You will receive a full refund of your £250 deposit, plus any rent paid. Your deposit may take up to 14 days to be refunded.
For bookings made on or after 1st August 2025:
For agreements signed after 1st August 2025, you can cancel within the 3-day cooling-off period by emailing the Project Student team. You will receive a full refund of your £250 deposit, plus any rent paid. Your deposit may take up to 14 days to be refunded.
After the cooling-off period:
You may request cancellation after the cooling-off period if certain circumstances apply, such as:
- Unable to obtain a visa
- Not meeting university entry requirements
- Course cancellations or deferral
- Moving to a city with no available Project Student accommodation
You must provide official documentation within 7 days of notification. If approved, your £250 deposit will be refunded along with any rent paid, but you will be liable for rent up to the cancellation date.
Alternative city:
If moving to a different city with available Project Student accommodation, your tenancy may be transferred. If not available, you can cancel with a full refund of your £250 deposit (minus any deductions if you’ve moved in).
No cancellation due to:
- Changing your mind
- Booking another accommodation
- Deciding to take a placement year
- Classes moving online
- Commuting to university
In such cases, you must find a replacement tenant. Project Student will assist in this search, but it is your responsibility. Your £250 deposit will be retained until a new tenant is found and moves in. Once they do, your deposit will be refunded (minus deductions for room condition).
If a suitable replacement is found, they must sign a contract for the remaining tenancy and pay a £250 deposit. They will also be liable for rent payments according to the contract terms.
Illness or extenuating circumstances:
Requests for cancellation due to illness or other extenuating circumstances are reviewed on a case-by-case basis. You must submit relevant documentation to support your case via email to the Project Student team.
