Booking Cancellation Policy – Project Student
You may cancel your booking with Project Student within 14 days of signing your Tenancy Agreement for a full refund of your deposit by emailing hello@projectstudent.co.uk. This is the ‘14 day cooling-off period’.
For bookings made prior to 1st June 2025:
If you sign your agreement before 1st June 2025 and haven't collected your keys, you can cancel with no penalty by emailing the Head Office. You will receive a full refund of your £250 deposit, plus any rent payments. Your deposit may take up to 14 days to be refunded.
For bookings made on or after 1st June 2025:
If you sign your agreement on or after 1st June 2025 and haven’t collected your keys, you may cancel within the 14-day cooling-off period by emailing hello@projectstudent.co.uk. You will receive a full refund of your £250 deposit, plus any rent paid. Your deposit may take up to 14 days to be refunded.
For bookings made on or after 1st August 2025:
For agreements signed after 1st August 2025, you may cancel within the 3-day cooling-off period by emailing hello@projectstudent.co.uk. You will receive a refund of your £250 deposit, plus any rent paid. Your deposit may take up to 14 days to be refunded.
After the cooling-off period:
If you wish to cancel after the cooling-off period, you may be able to do so under specific circumstances like:
- Unable to obtain a visa
- Not meeting university entry requirements
- Course cancellations or deferral
- Moving to a different city without Project Student accommodation
You need to provide official documentation within 7 days. If approved, your £250 deposit will be refunded, along with any rent paid, though you are liable for rent up to the cancellation date.
Alternative city:
If moving to a different city with Project Student accommodation available, your tenancy can be transferred. If not available, you may cancel for a full deposit refund (minus any applicable deductions).
No cancellation due to:
- Changing your mind
- Booking alternative accommodation
- Deciding to take a placement year
- Classes moving online
- Commuting to university
In these cases, you must find a replacement tenant. If a suitable tenant is found, you will receive your deposit once they move in. You remain liable for rent until a replacement is found.
Illness or extenuating circumstances:
Requests due to illness or other circumstances are reviewed on a case-by-case basis. You must provide relevant documentation to support your request.
