Housing Rules
- Cleaning: No shoes indoors. Garbage must be disposed of daily in the refuse room. Dishes must be washed immediately after use. Keep kitchen floors clean and bathrooms tidy after each use. Showers should not exceed 15 minutes in the mornings. Tenants must bring their own toiletries (soap, shampoo, toilet paper). Failure to maintain standards may result in a professional cleaning fee (CAD 100) deducted from the deposit.
- Noise & Electronics: Radios, TVs, or similar devices must be kept at a volume that does not disturb others, especially after 11 PM.
- Guests: Social visitors are welcome but must leave by 11 PM. Unauthorized overnight stays will incur a fee of CAD 250 per night. Overnight stays may only be approved in writing for close family or special circumstances with prior roommate consent.
- Smoking: Strictly prohibited throughout the building, including balconies and rooftop. Smoking must occur at least 9 meters from building entrances.
- Parties: Loud parties are not allowed. The Party Room can be reserved in advance for events.
- Internet: Complimentary WiFi is for personal use only. Illegal downloads or streaming of pirated content are strictly prohibited and may lead to eviction without refund.
- Mail & Packages: Each unit receives a mailbox key. Packages may be delivered directly to the apartment or left with the concierge (if available).
- Damage to Common Areas: If damage occurs in shared spaces and the responsible person cannot be identified, all occupants may share the cost, deducted from their deposits.
- Support & Maintenance: For issues (cleaning, internet, maintenance, etc.), tenants must email. Please avoid contacting building management directly.
